Life Lease

A Different kind of Home “Ownership”, what is so special about E C Manor?

Life lease housing has existed in Canada for almost 40 years, there are over 135 Life Lease housing projects in operation in Ontario.  When you purchase a life lease suite at E C Manor, you purchase the right to occupy the suite for a long period of time, often for your lifetime.   You have exclusive use of your suite and many of the same benefits as traditional home ownership, except you will have ease of mind yet no responsibility for maintenance.

Life Lease Holder (Purchaser) and Resident

Any adult may purchase a suite in E C Manor and become a Life Lease Holder (purchaser). However, to reside and enjoy the benefits of E C Manor community, you will have to be 55+.

Age Requirement To Reside In The Property

Residents residing at E C Manor have to be aged 55+. Family members such as spouse, or caregiver who are aged 18+ could live with the resident in the same suite upon approval from E C Manor. This occupancy is intended to maintain a harmonious environment for mature active adults of similar backgrounds to fully enjoy their retirement without the responsibility for house maintenance.

Amenities & Services

Life Lease housing provides extensive amenities and services to create a stronger sense of community for active adults.  Features that make life lease housing stand out from condominium living is age requirement, amenities and services. Life lease housing has the flexibility for residents to live comfortably that meet their changing needs.

KBIJ Corporation has been working on the E C Manor project since 2015. KBIJ Corporation will provide the necessary equity and financing to E C Manor Foundation, to enable the E C Manor Foundation to manage the Life Lease Suites, its associated amenities and services to the residents at an affordable rate.

Seasoned service provider will provide the social services and other care services to our residents directly from our facility. In most cases, our residents wouldn’t need to seek off-site services. There will be additional care services, daily recreational activities and social programs to residents of E C Manor.

Transfer at Market Value

Upon death of the Life Lease holder (purchaser), the market value life lease interest transfers to the purchaser’s estate, which may decide to retain the interest in the suite, or transfer or sell it to another party at the market value.  E C Manor will assist in finding a suitable purchaser for your life lease interest if the estate holder wishes to sell.

Land Transfer Tax Exempt

Purchasers of Life Lease interests are exempt from the payment of land transfer tax, provided that the resident is acquiring the Life Lease interest for the purpose of his or her occupancy of the suite as his or her principal residence or the principal residence of his or her spouse, parent or co-owner.

Monthly Occupancy Fee

Each resident pays a Monthly Occupancy Fee based on the size of their selected suite. The monthly fee includes 24 hour concierge & emergency response, certain recreational activities including: hydro, water, heat, air conditioning, basic WiFi and basic cable.

Repair, Maintenance and Replacement

Repairs, maintenance and replacement of finishes and fixtures in the common areas of the building are the responsibility of the E C Manor except the components with the suits which are the responsibility of the occupying owner of the suite.

Renting Out My Suite

Life lease holder may rent the unit at any time. E C Manor Foundation or his/her agent could assist in finding a suitable renter.

A Smoke Free Environment

To promote healthy living, smoking at E C Manor in and around the building, common areas and inside the units is prohibited.

Amenities at E C Manor

E C Manor is located in the vibrant yet peaceful area of Scarborough, in the historic community of Agincourt, on Glen Watford Drive. Residents can walk to Agincourt Recreation Centre through a private secured pathway from the building. The Recreation Centre is equipped with a warm water swimming pool and an ice arena. Residents can also walk to Agincourt Park on its east side.

Upon entry to the building, you will be greeted by a 24-hour concierge service.   Residents can greet their guest at the ground floor or wait for their ride in a secure and comfortable lounging area. The ground floor amenities include 6 retail outlets, 5 medical offices, multipurpose room, tea room, library, TV room, exercise room, and a private garden.

Medical Services

The medical centre will be in operation to serve our residents. The main floor of E C Manor will have a pharmacy and a walk-in medical clinic.

Each unit will be equipped with an alarm buttom which connects directly to the security services in the building.
